What is PITI?
PITI stands for principal, interest, taxes, and insurance — the four parts of a typical monthly mortgage payment. This calculator adds HOA dues on top to estimate your full housing cost.
How is the principal and interest payment calculated?
Payment = P·r·(1+r)^n / ((1+r)^n − 1), where P is the loan amount (home price minus down payment), r is the monthly rate (annual ÷ 12 ÷ 100), and n is the term in months.
Does this include property tax and insurance?
Yes. Your yearly property tax and insurance are divided by 12 and added to the monthly payment, along with any monthly HOA dues.
